How it works

A clear path, from offer to keys.

Property transactions can feel overwhelming. Here's exactly how we keep things simple — and what to expect at every stage.

01

Instruction

The signed offer to purchase lands with us. We open a file, confirm parties, and begin the FICA process.

02

Drafting

Transfer documents are drafted, signed by both parties, and we lodge with SARS for transfer duty clearance.

03

Lodgement

All documents go to the deeds office for examination — we coordinate with bond attorneys to lodge simultaneously.

04

Registration

Registration happens — usually within 7–10 working days of lodgement. Funds are paid out and you receive the keys.

Common questions

Things clients often ask.

Most property transactions raise the same handful of questions. Here are the ones we hear most often.

From signed offer to registration, expect 6–8 weeks for a standard residential transfer. FICA delays, rates clearance, and deeds office processing can all affect timing, but we keep all parties informed of any changes throughout.
By convention, the buyer pays the transfer attorney's fees. The seller pays the bond cancellation attorney's fees, if applicable. Bond attorneys are paid by the buyer as part of bond costs.
For a basic transfer: ID, proof of address, marriage certificate or ANC (if relevant), tax number, and the signed Offer to Purchase. We'll send you a personalised checklist within 24 hours of receiving your instruction.
Yes. We're based in Fourways and lodge mainly in the Pretoria and Johannesburg Deeds Offices, but we handle matters at all South African deeds offices through correspondent attorneys when needed.
Yes. If you have any assets (even a car), any dependants, or any wishes about how things should be handled, a will saves your family weeks of administrative pain. Drafting a basic will costs little and takes about a week.
Trusts are powerful but they aren't free, and they aren't for everyone. We'll have an honest conversation about your situation — estate value, family circumstances, asset protection needs — before recommending whether a trust is the right answer.
